Section 1

Who we are

The Solstice Towers Condominium Corporation (STCC), Circuit Makati, operates this private community website for its homeowners, residents, tenants, and stakeholders. Under the Data Privacy Act of 2012 (Republic Act No. 10173) and its Implementing Rules and Regulations, STCC is the Personal Information Controller for the personal data collected here.

Section 2

What we collect, and why

Every resident form on this site asks for the same basic details: your name, contact number, email address, building, and unit number, plus how you prefer to be contacted. Some forms ask for details specific to their purpose. We collect only what is needed to act on your request.

Legal basis. For service requests, permits, passes, and reservations, we process your details because they are necessary to fulfil your request as a member of the condominium community (contract and the corporation’s legitimate interests under Section 12 of RA 10173). For optional activities — committee sign-ups and the concerns board — we rely on your consent, which you give through the tick box on each form and may withdraw at any time by contacting the DPO.

Section 3

Where your data goes

STCC uses reputable cloud service providers to run this site. They process your data on our behalf, under their published data-processing terms, and may store it outside the Philippines. STCC remains accountable for your data wherever it is processed (Section 21, RA 10173).

  • iNetlify (United States) — hosts the website and receives form submissions.
  • iiSupabase — the database that stores form submissions, concerns, and bulletin content.
  • iiiResend — sends your email confirmation letter when you submit a form.
  • ivSemaphore (Philippines) — sends your SMS confirmation when you choose text updates.

Within STCC, your submissions are visible only to authorized property-management and admin staff. On the public concerns board, your contact details are never shown to other residents — only property management can see them — and you may post anonymously. We do not sell personal data or share it with third parties for marketing.

Section 4

Cookies & your device

This site sets no tracking or advertising cookies and runs no third-party analytics. Your browser’s local storage is used only to remember things on your own device — such as form drafts, whether you have seen the privacy notice, and a copy of your own submissions. That information stays in your browser and is not transmitted to us.

Section 5

How long we keep it

We keep personal data only for as long as it is needed for the purpose it was collected. Resolved concerns and decided form submissions are archived from the active boards after 60 days. Records are retained thereafter only while they remain necessary for the corporation’s legitimate record-keeping — for example, while a permit or registration remains in effect — and are then securely disposed of. You may ask the DPO to delete your data earlier (see Section 6).

Section 6

Your rights

Under Section 16 of RA 10173 you have the right to:

  • aBe informed — know what we collect and why (this notice).
  • bAccess — request a copy of the personal data we hold about you.
  • cCorrect — have inaccurate or outdated details fixed.
  • dErase or block — ask for your data to be removed when it is no longer necessary.
  • eObject — withdraw consent for consent-based processing at any time.
  • fComplain and be indemnified — lodge a complaint and claim damages for violations.

To exercise any of these rights, contact the Data Protection Officer (Section 1). We will respond within a reasonable period. If you believe your data privacy rights have been violated, you may also file a complaint with the National Privacy Commission at privacy.gov.ph.

Section 7

How we protect it

The site is served over HTTPS. Databases enforce row-level security so that public pages can never read your contact details; administrative access requires authentication and server-held keys. Access to submissions is limited to authorized personnel. In the unlikely event of a data breach that poses a real risk of serious harm, STCC will notify the National Privacy Commission and affected residents within 72 hours, as required by NPC rules.

Section 8

Changes to this notice

The STCC Board may update this notice as the website or the law evolves. Material changes will be announced on the Bulletin Board, and the version and effective date above will always reflect the current text.
