What repairs cost, and how they get scheduled

Every concern is inspected before it is scoped or charged. Below: the service schedule, what falls to the building, and the standard rates.

In plain terms

How a repair actually goes

  • You report it, and the Maintenance Team inspects first — that visit is a look, not a repair.
  • The inspection decides whether it is the building's job or yours, and what it will take.
  • If it is the building's job, a Service Request is raised and scheduled — Monday to Wednesday, 8 AM to 5 PM.
  • If it is outside the building's scope, you hire your own contractor. We have no accredited list.
  • Someone has to be home. Emergencies jump the queue.

Unit Inspection & Service Request Guidelines

Part I

Unit Inspection

All reported maintenance concerns shall first undergo an inspection by the PMO Maintenance Team.

The inspection aims to:

  • a)Determine the cause of the concern;
  • b)Assess the required scope of work;
  • c)Identify whether the concern is within the PMO's maintenance scope or the Unit Owner's responsibility; and
  • d)Determine if a Service Request Form (SRF) is required.

Residents may request an inspection through the Admin Office or the Lobby Concierge, or by filing a service request online.

A resident or authorized representative must be present to provide access to the unit.

The initial inspection is for assessment only and does not include repair or installation work. This is why most services below are quoted after the inspection rather than before it — the scope is not known until someone has looked.

Part II

Service Request (SRF)

Concerns that fall within the PMO's maintenance scope shall require a completed Service Request Form (SRF) before any work is scheduled.

Service requests are available during the following schedule:

  • Monday to Wednesday
  • 8:00 AM to 5:00 PM

Requests received beyond the regular schedule shall be accommodated on the next available service day.

A resident or authorized representative must be present during the scheduled service. Otherwise, the request shall be rescheduled.

Emergency concerns affecting life safety, major water leaks, electrical hazards, or common areas shall be given priority and may be attended to outside the regular schedule. For anything urgent, call Engineering on 0927 068 1592 rather than filing a form.

Part III

Works Outside the PMO Maintenance Scope

If, after inspection, the concern is determined to be beyond the Maintenance Team's scope, the Unit Owner shall be responsible for engaging a qualified contractor.

The Engineering Team may recommend contractors upon request; however, Solstice Towers Condominium Corporation does not have accredited or exclusive contractors.

Any recommendation is provided solely for the resident's convenience. The PMO does not guarantee or assume responsibility for the contractor's workmanship, pricing, materials, warranties, project completion, or any disputes arising from the engagement.

All contractors must comply with the Condominium House Rules, Renovation Guidelines, Work Permit requirements, and applicable safety and security policies before commencing work.

General Reminders

  • 1OSM refers to Owner-Supplied Materials.
  • 2The above rates cover labor and standard tools only. Additional manpower or specialized equipment may incur additional charges.
  • 3All service fees shall be billed in accordance with PMO procedures. Payment is made to the Administration Office and never directly to staff (House Rules §19.2.2).
  • 4Service requests are subject to manpower availability and operational priorities.
  • 5The PMO reserves the right to prioritize emergency maintenance concerns.
  • 6Service rates and policies may be revised by Management without prior notice. This page is kept current; the Admin Office confirms the amount when your visit is scheduled.
